After 25 years in real estate, I can say with clarity that the passive listing model is dead. This year, especially in lifestyle-driven luxury markets like our area, the strategy of “put it on the MLS and wait” simply does not work. Sellers require something far more intentional. In January, a historically slow month for our area, our small brokerage, Luxury Lake Oconee, closed $24 million in transactions and had $26 million pending. That is unusual (but great!) for January. It proves that buyers are out there and they are actively looking.

Why “Put It on MLS and Wait” Doesn’t Work
